Let’s break it down in real terms.
We’re seeing:
- Homes taking longer to go under contract
- Sellers receiving slightly less than full list price
- Some areas seeing flat or even slightly lower prices
For example:
- In Martin County, median home prices dropped over 16% within the past year, and homes are taking significantly longer to sell
- In St. Lucie County, prices are essentially flat, with almost no change in the past year
- In Palm Beach County, prices are rising modestly, but homes are still taking longer to sell
So what does that actually mean?
👉 The market is correcting, not collapsing.
🎢 Real Estate Is a Roller Coaster… Not a Straight Line
This is one of the most important things I explain to my clients.
Real estate does not go up in a straight line.
We typically see 3% to 5% appreciation per year over time, but that doesn’t mean:
- 3% every single year
- or 5% every single year
Sometimes it looks like:
- 0% one year
- 5% the next
- maybe even a slight dip in between
But over the lifespan of homeownership, those averages tend to hold.
👉 What we’re seeing right now is simply the lower part of that cycle.
Historically, this is where the best opportunities are created.
💰 Sellers: Pricing Is Everything Right Now
If you’re thinking about selling, here’s the honest truth:
👉 Homes are selling… but only when they are priced correctly.
We’re seeing:
- Buyers being more cautious
- More options available
- Less urgency than the past few years
- Seller Concessions of 10k – 20k are not unusual
That means:
- Overpriced homes are sitting
- Well-priced homes are still moving
In fact, sellers are currently receiving around 93% to 95% of their original list price on average, depending on the area
That’s your signal.
This is no longer a “test the market” environment.
This is a “price it right and get it sold” market.
🔑 Buyers: This Is Quietly One of the Best Windows We’ve Had
This is where I get excited… because I love working with buyers.
Right now, buyers have something we haven’t seen in a while:
- More negotiating power
- More inventory to choose from
- Less competition
- Builders offering incentives
- Sellers more willing to negotiate
And that creates opportunity.

There are some incredible programs available right now that can make buying much more accessible:

…continue to attract buyers consistently.
